It was built in ~2001, so no warranty. I spent about $4000 on re-grading the lot last year because of water problems. The cause of this though seems to be a false water table due to all the heavy rain.

Dude, you should come with us on Saturday and we'll toast out sorrows together! Beer drowns out water woes quite nicely.
I won't have any kids this time so I'll have a bit more "freedom"

I am signing a contract between my company and an engineering firm for about 3 months to tackle a project that is under a lot of pressure, my current company is giving me leave to pursue it which is pretty nice of them.
